1st year entire home is warrantied: During the 1st year the dwelling shall be free from defects caused by faulty workmanship and defective materials. If a subcontractor is called out and the issue is not to be covered under warranty (normal wear and tear, modifications to the system/item, faulty workmanship from another subcontractor or homeowner, deferred maintenance, acts of nature, buyer cosmetic grievances, etc.) the subcontractor reserves the right to invoice homeowner for a service call/labor/material.
2nd year all systems are warrantied: during the 2nd year the dwelling shall be free from defects caused by faulty installation of plumbing, electrical, heating and cooling systems. If a subcontractor is called out and the issue is not to be covered under warranty (normal wear and tear, modifications to the system/item, faulty workmanship from another subcontractor or homeowner, deferred maintenance, acts of nature, buyer cosmetic grievances, etc.) the subcontractor reserves the right to invoice homeowner for a service call/labor/material.
10 year major structural is warrantied: during the 10-year warranty the dwelling shall be free from major construction defects. This refers to the foundation and structure of the home. Slab on grade builds slab and rambler basement floors are sub-floors and are not a part of the foundation.
For 1 year, commencing from the closing of your home, there will be no major cracking, major scaling or spalling or major pop outs due to the defective materials or workmanship.
Sod, tree and mulch are not covered under the builder's new construction warranty. These items are the buyer's sole responsibility after closing or when taking possession to maintain and water to keep the sod alive.
Around the one-year anniversary of your home’s closing, if you have any items you'd like the builder’s office and/or subcontractors to review, please contact our customer service team via email. Please include a list of items along with descriptions and photos.
